A Buyer's Agent/Realtor® represents and serves only YOU, the buyer,
Southern California
San Bernardino and Riverside Counties

  • Optimally, both buyers and sellers benefit from the advice and energetic representation of their own personal agent not employed by the same broker's company.

  • A listing/seller's agent cannot be an exclusive buyer's agent.

  • Buyers always divulge certain facts to their real estate agent showing them homes. This information may in turn be shared with the seller if the agent makes an offer on his or his company's listing.

  • A seller's agent has an unfair advantage over the buyers while acting as their agent also.

  • One hundred percent of a buyer's agent's time is dedicated to buyers seeking homes for which they qualify and match their needs.

  • A buyer's agent solely is the buyer's loyal advocate in all negotiations. Buyers and sellers do not have the necessary full range of representation when they deal with a dual agent.

  • A seller's agent has a legal commitment to protect the seller's interest - to get the highest price possible as well as the best terms for the seller.

  • A buyer agent always attempts to curtail the spending of buyer's money.

  • A buyer's agent always provides full disclosure to buyers of all relevant, known information, including risks and benefits, property and neighborhood histories.

  • A buyer agent continually maintains confidentiality concerning all buyer's personal information.

  • A buyer's agent should ensure buyer's interests are always protected in every aspect of the home buying process.

  • A buyer agent advises in the formulation of terms and price of buyer's offer without prior consideration to allegiances or relationships; i.e. personal or company property listings.

  • It is legal to represent both the seller and the buyer; however, there are many in the real estate business who advocate curtailing its use. Many states do not allow dual agency.
