REAL ESTATE OFFERS TO PURCHASE

  • In any residential real estate Purchase Offer (RPA)
    the seller must be aware upfront of your
    ability to purchase in a timely manner.


    Mandatory document attachments to be included with any real estate offer to purchase:

    Pre-Approval letter from lender. Many owners require one from a Direct Lender. (A lending institution which uses their own depositors' money.) This is most important even before you set out to educate yourself as to the housing market today. You absolutely MUST talk to a lender to determine what you can qualify for today and perhaps in the near future if you massage/repair your credit report.


    A deposit check - Earnest Money Deposit (EMD) - At least 1% of the sales price. However, the higher the check amount, the more impressive to the seller. This check is NOT cashed by your broker until an offer is accepted, an escrow is designated and it is requested by said escrow company.

    In addition, many owner/lenders require a complete package sent to them, with the offer, including:


    Additionally pre-qualified by a lender of their choosing. Reason: to actually verify eligibility. This can take some repeat calling to the loan officer.


    Most recent paystubs.


    Most recent bank statements. This illustrates to the seller where the down-payment and closing costs are deposited. If qualifying for an FHA loan, especially, the down payment must be in cash/verifiable.


    Last two year's tax returns.


    Document showing direct deposits.


    Explanations of unusual deposits - other than salary, bonuses, etc.


    If the money will be forthcoming as a gift, it is advised to alert your benefactor that those funds need to be verified, if requested during escrow.


    It may be necessary to deposit gift money into buyer's account.


    First page of credit report stating FICO scores.


    Complete credit report.
