Here in Southern California, it is commonly, but not always:


Condos are ownership of individual units in a multi-unit structure, combined with joint ownership of commonly used property such as sidewalks, hallways and stairs, etc. - the upkeep of which is proportioned amongst the owners.  They generally have one street address; differentiating the individual's unit by a Number/Letter Designation.  I.e. owning an apartment in a highrise, a duplex or larger.

Townhouses/townhomes are similar but the ownership is slightly different in that each attached unit has a separate street address.  The owner claims title to the individual portion of the land they occupy as well as the combined joint ownership of the common areas; hence, no one can own nor lives above you.
